Leaving Singapore

Can someone please keep me right with what's supposed to happen with our deposit return?

We're having the handover keys/inspection next week but despite asking when the deposit will be returned I'm not getting a response.

Should these questions be directed to my agent or the agent who works for the landlord?

I still have some stuff for sale if anyone is interested...leather sofa etc. Send me a PM if interested. All half price or less.

What's specified in your lease agreement? Is there a wait period so that any outstanding bills can be paid etc?

We only had 3 properties in our 6 years there, BK, but didn't have any problems at all getting our deposit back. (I know some people do.)

The way we played it was to ask the LL's agent to bring a cheque to the inspection, and have him and us sign off on the report then get the cheque right there and then. Especially important when you are leaving the country.

Thanks both. There's nothing in the Tenancy Agreement. Sounds like a good idea re the cheque Kooky. Should I go via my agent for this to happen or directly to the landlord's agent. I don't know what the protocol is and I don't want to upset anyone!

Agree, screw protocol. If you have the owners details contact him as well. I've never had an issue with landlords but have heard plenty of horror stories.

Who have you been dealing with for any issues - you've had a good relationship with your own agent IIRC?

We always had properties in out-of-the-ordinary circumstances, and dealt directly with the LLs' agents.

When you inform your landlord that you will not be renewing the contract, you can also tell him that the deposit will serve as the last month's rent (unless you put down more than one month deposit - in which case the cheque approach will be best).

Two of my previous landlords gave me the runarounds, got the deposit back after a month or so, after multiple threats.

Yes we do have a good relationship with our agent - she's lovely. The other agent is her friend though (and she's not so great tbh)!

I have just email my OH (who left on Tuesday to start new job yesterday) that I don't want to move anymore! It's all too stressful.

I've been (trying) to sell stuff on Craigslist. If something cost us 500 dollars, I'm asking for 250 dollars. What makes people think I'm going to sell it for 100?? Is it the nice way they "tell me" they are coming round for it. [smilie=rotflmao.gif]

"Wat e best price u can give? S$300 - S$350? of cos if u giving away free den it's better for me." (This was for the TV advertised at 500)

"Hi, I am only keen to buy the queen size bed for only $100. Pls let me know if we can confirm on this deal. Do you provide transportation" (PS The queen sized bed with mattress and topper was bought at $950 and being offered for sale at $300)

Landlord returning deposits: if you are able to get the landlord to bring around the cheque book around then great. However, if the agents do the viewing and signing off then this could be problematic. Get an agreed date by which the cheque should be sent to you. Get a piece of paper saying with tick boxes saying "everything is OK" or "the following items need to be repaired/replaced/accounted for". Also stipulate a time frame for which you expect the cheque to be sent, and a place to send it. Take two copies, and get them to sign both.

If you are likely to be leaving the country only a few days after handover - well, you can see where the problems are. If you have the opportunity to do as Nev suggests, then great, do it, otherwise you are up the creak and will have to go to Small Claims Court if the LL doesn't send over a cheque promptly. Fun fun fun.

It could all turn out well, but prepare for the worst, especially if you are leaving the country. Why should a landlord work hard at sending a cheque to you?

Normal timeframes are within 1 month of the handover, however, if there's nothing in the agreement then you have to get something agreed.

Selling stuff second hand: best of luck. Getting half price is optimistic. If you NEED to get rid, then you can't wait for the best price and will have to go for what is available. If you can only get $100 for the bed, even though it cost you $950, then that's life.

They MAY be looking to haggle, so you can always say "willing to go for $250" and if they move then you may get something for it. State clearly that they are to provide the transport.

I hear what you say about selling too FB. I suppose I'm too stubborn (it has been said before!) but I'd actually cut my losses and give stuff away free rather than accept an insultingly low offer. I don't want to deal with someone like that.

I think on Sunday I will be taking the stuff out on the street and putting on "free" stickers on things.

Wow but it costs a lot of money to move!

I've just been doing a deal with our lovely handyman. He's going to help me clear the house on Saturday and he can keep/sell what he wants of what is left. I have a potential buyer for the bed tonight and also a potential buyer for the sofa tomorrow (but not holding breath) I've given him some smaller things and he's happy already.

I'll try and link to one of my Craigslist ads.

The most expensive thing I have left and I'd like to get something for is the Vreta 3 seater leather sofa. It cost 1499 18 months ago and I'm now advertising it at 500. Queen sized bed for sale at 300. Salmi round glass dining table 100, Nominell swivel office chairs (really good and comfortable - I have a bad back these are great) for 90 each (cost 219)
I have a really good quality Galant glass topped office desk (160 x 80 x 60 height) cost 289 will sell for 100.

Ha ha FB. Funny if it wasn't so true!

I've had a good evening selling wise - sold the 8 drawer unit and someone has put a deposit on the bed (I can never understand why people turn up with the intention to buy and then don't have $300 on them...anyway).

Someone came to see the sofa and has gone home to measure his living room. Someone WAS coming along to buy the Ivar storage unit and asked me to dismantle it for him and put it in plastic bags!
