What's changed since about March/April? Our LL reduced our rent then, any idea what would be causing rents to increase now? Or is it simply as already mentioned that FB's LL may not want to rent out the place again for whatever reason?

It's because that is just how they negotiate. Heaps of companies and individuals have no idea about the difference between selling you something once and maintaining a business relationship and selling you stuff over a much longer period of time.

We renewed in October at a 12% increase, which according to some, were were already below market.

Having said that, we're still up above where I'd prefer to be, but seems everything in the area is up well beyond where we are still. Then again, this (now, not when we renewed) time of year was supposed to be better for prices, before the Spring mass movement.

I have a good agent if you want to try her, though I think she focuses on the central and East areas and I believe you are out West.

My rent went up by only 3.5% when I renewed at the end of September but I only wanted a 6 month lease with an option for a further 6 months. I'm still probably paying below the market rate for the East Coast but then again my LL is a lot smarter than many LLs as he realises that an occupied apt is better than an empty one for a month or two.

We were going to move when our lease came up last September but I came across so many idiot agents that tried every con trick under the sun. Some newbie SG expats might have fallen for these tricks, but not me.

several agents we have talked to have implied condo rates are (or should be) under pressure due to oversupply. cluster housing allegedly seems to be the next hype, due to a different demand/supply imbalance.

damn, just hope we're there before that really takes off.
